A direct beachfront residential property at Wamberal sold on 26 June 2008 for $2.9 million. The property comprises a neatly presented pavilion style part two storey dwelling located to a part level to moderately sloping direct beachfront allotment with 180 degree beach and ocean views as well as direct beach access. The dwelling includes three bedrooms, three bathrooms, attached double lock-up garage, modern kitchen, air conditioning, polished timber flooring, guest style accommodation and is set to a 1,233.0 landscaped allotment within an established and sought-after locality.


60 Scenic Highway, Terrigal

After an extended selling period a three bedroom, one bathroom hardiplank clad and concrete tile roofed cottage set to an elevated position at Terrigal with difficult driveway access and offering excellent north facing ocean and beach views has sold on 5 May 2008 for $610,000. The property previously sold on 21 October 2003 for $725,000 representing a 15.86% decrease in market value during this 4 ½ year period. The property is well located being within 500 metres of Terrigal Beach and town centre, however suffers from difficult vehicle access via a steep shared driveway.


8A Barnhill Road, Terrigal

A very well located residential property in popular Barnhill Road sold on 11 April 2008 for between $1.75 and $1.8 million as advised by the selling agent. The property comprises a fully renovated five bedroom, bagged brick and terracotta tile roofed part three storey dwelling comprising five bedrooms, four bathrooms and larger timber deck entertaining area with excellent Terrigal Beach ocean and Haven views. The dwelling features ducted reverse cycle air conditioning, high quality fittings and fixtures throughout, open plan living areas and guest room style configuration with ensuite. The property sold previously for $1.9 million in May 2006, with the re-sale representing a 6.58% decrease in market value during this two year period.


71 Denning Street, The Entrance

A classic fibrous cement sheet beach shack set to a prime 461.6m² 2(b) multiple dwelling zoned land parcel situated within 100 metres of The Entrance Beach offering very good north-easterly ocean views sold on 29 April 2008 for $900,000. The price represents near land value and although the site is zoned for multiple dwelling or medium density redevelopment the small site area of the allotment will place restrictions on any medium density unit development.


49 Grantham Crescent, Dangar Island

A substantial part two storey “Balinese Style” guest house known as “Tanjung Sari” formerly known as “Across the Waters” sold in April 2008 for $1,440,000. Property is being used for upmarket holiday style accommodation and fronts the very attractive sandy Bradleys Beach at the southern end of Dangar Island on the Hawkesbury River. Property is well known as a national and international holiday destination and sold previously for $1,250,000 in February 2004.


4 Ocean View Drive , Wamberal

A large high quality, architect styled, part three storey rendered brick dwelling on absolute Terrigal Lagoon frontage allotment sold on 25 January 2006 for $1,850,000 following extended marketing campaign. Dwelling has four bedrooms, four bathrooms, double garage facility plus in-ground pool, roof mounted terrace with good ocean and lagoon views and occupies a prime position within the Terrigal/Wamberal market place.


91 Avoca Drive , Avoca Beach

A large high quality, architect designed three bedroom, three bathroom two storey 8 year old dwelling located to absolute Avoca Beach frontage allotment sold for $5,250,000 in September 2005 setting new benchmark level for a beachfront allotment on the Central Coast . Features include 828.0m² level allotment, three separate living areas, gourmet style kitchen, two wet bars, air conditioning, open fire place, ducted vacuum system, large covered balconies, double garaging and well established gardens. Property sold previously for $750,000 in January 1993.


 

146 Avoca Drive , Avoca Beach

A well presented, older style 1950's/1960's three bedroom, two bathroom cottage on moderately sloping 720.8m² allotment positioned directly opposite oceanfront properties in sought after Avoca Beach bowl area. Property sold of $1,390,000 at auction to Sydney purchaser who intends demolishing existing dwelling and redeveloping site. Property has potential to obtain good limited headland to headland ocean views over oceanfront properties opposite.


 

42 Koolang Road , Green Point

A small, late 1970's/early 1980's three bedroom brick veneer Department of Housing dwelling in poor condition being vandalised. Sold at auction on 11 February 2006 for $231,000. Property has no car accommodation, is located to level 575.0m² allotment. Purchasers intend to repair and renovate the dwelling.


 

10 - 12 Ocean View Drive , Wamberal

A large high quality 4 bedroom, 4 bathroom, 2 storey dwelling on large lagoon frontage allotment being within walking distance of the Terrigal surfing beach. Property includes full sized tennis court, outdoor pool house with separate kitchenette facility, spa and sauna and high quality landscaping. Property sold for $3,560,000 prior to auction in September 2005 having sold previously for $2,730,000 in December 2003.


44 Scenic Highway , Terrigal

An older style 1940's / 1950's four bedroom cottage on north facing elevated allotment obtaining excellent ocean and headland views to the north-east. Property sold at auction in September for $905,000. Sale represents close to land value.


63 Ocean View Drive, Wamberal

Older style 1950's / 1960's weatherboard three bedroom dwelling located to absolute beach frontage position at Wamberal.  Located on elevated dune the property obtains expansive ocean views and adjoins high quality prestigious ocean front development.  Property sold at auction on 30 July 2005 for $3,065,000 having previously sold for $1,630,000 in February 2002.


51 Beachview Esplanade, MacMasters Beach

A vacant 676.6m² allotment comprising good building land falling gently from the road frontage to the rear boundary which adjoins the Bouddi National Park . Property has potential for ocean views to be obtained from any two storey structure. Property sold for $555,000 in October 2004.

A large well presented, five bedroom, brick veneer dwelling on large 874.2m² residential zoned allotment in modern estate. Sold for $496,000 in March 2005 having sold previously for $550,000 in April 2004. The recent sale shows a 10% reduction in market value over the past 12 months.


12 Riverview Avenue , Dangar Island

A high quality, elevated, north facing, two bedroom, two bathroom, water frontage home on the popular Dangar Island with spectacular 180 degree Hawkesbury River views. Dwelling is utilised as holiday accommodation and rents for approximately $1,500 to $1,800 for a three night weekend stay during peak season. Property sold for $1,095,000 in March 2005, having sold previously for $750,000 in June 2002.

Property has very steep cliff frontage to the rear and is located within short walking distance to the Copacabana surfing beach and the town centre. Property sold for $1,515,000 in December 2004.

 


52 Grove Road , Wamberal

A large well presented, two storey, mid 1970's four bedroom dwelling located to an elevated allotment with northerly aspect to road frontage and obtaining an attractive residential valley outlook including some minor limited distant ocean glimpse views to the north-east. Property is located in well sought after position and sold for $640,000 in December 2004 having previously sold for $675,000 in May 2004. Sale price shows an approximate 5% reduction in market value through the latter period of 2004.

 


 

101 Del Rio Drive , Copacabana

A vacant 607.5m² residential zoned allotment rising moderately from the road to the rear with an easterly aspect and obtaining some limited ocean views to the south-east and headland views obtained to the south over adjoining properties. Property is located within short level walking distance to Copacabana beach and sold for $542,500 in February 2005 having previously sold for $445,000 in February 2003. Sale price shows a 21.9% increase over a two year period.

 


Green Point Vacant Land Sales

A vacant 1,384m² residential zoned allotment at Bellbower Close, Green Point sold for $342,000 in October 2004. The allotment is located in a cul-de-sac position with westerly aspect to the road frontage and is a gently undulating Residential 2(a) zoned site in modern residential subdivision.

 

A vacant 608m² residential zoned allotment in modern residential subdivision falling moderately steeply from the road frontage to the rear boundary with northerly aspect to road sold for $270,000 in November 2004. The property has a southerly aspect to the rear and obtains an attractive outlook towards the Kincumba Mountain Reserve.

 


 

Bensville Vacant Land Sales

A vacant 782.1m² residential zoned allotment at Kallaroo Road , Bensville sold for $288,000 in November 2004. A vacant 556.4m² residential zoned allotment at Union Street , Bensville sold for $305,000 in February 2005.

 


Davistown Vacant Land Sales

A vacant 646.8m² residential zoned battleaxe shaped allotment in low lying flood liable locality of Davistown sold for $220,000 in November 2004. Property is a fully cleared level allotment with sealed battleaxe driveway access and is located in close proximity to the reserve waterfront.

 


 

132 Terrigal Drive, Terrigal

A landmark two unit development site with site area of 721m² obtaining expansive 180° ocean views and positioned 100 metres north from the Terrigal CBD sold at auction on 18 September 2004 for $4,400,000. The site included an older style brick dwelling.


Unit 31 / 1 Bayview Avenue, The Entrance

A modern two bedroom unit located to the sixth floor of the eight storey complex known as “Atlantis Apartments” sold for $460,000 on 23 July 2004.



18 South Pacific Drive, MacMasters Beach

A well presented part two storey weathertex clad four bedroom dwelling on secluded rural/residential conservation zoned allotment sold for $1,350,000 on 21 July 2004.



28 Gordon Avenue, Summerland Point

A well presented two storey four to five bedroom dwelling located to a large 1,834m² absolute waterfront allotment with subdivision potential and excellent bay views sold for $1,300,000 on 1 July 2004.



16 Beachview Esplanade, MacMasters Beach

A vacant 8,680m² conservation zoned rural/residential homesite in headland position with excellent coastal views sold for $1,550,000 on 4 June 2004.



9 Lindford Place, Terrigal

A vacant near level 663.7m² battleaxe shaped allotment in modern recently established subdivision sold for $375,000 in 17 May 2004.



16 Pacific Street, Wamberal

A vacant near level 569m² residential zoned allotment in highly sought after cul-de-sac directly opposite ocean front properties sold for $950,000 on 14 May 2004.



5 – 7 Grasslands Avenue, Terrigal

A near level 3,219m² residential englobo development site with DA approval for a five lot subdivision sold for $1,500,000 on 15 March 2004.



50 Beach Drive, Killcare

A small older style, 1950’s/1960’s part two storey holiday style cottage positioned directly opposite public reserve zoned land adjacent to Putty Beach and obtaining very good ocean views and limited beach views sold for $1,275,000 in March 2004. The existing cottage presents in average condition only with very basic site improvements and the sale represents close to land value. The property sold previously for $350,000 in September 1999.


2 Patricia Street, Killcare

An older style run-down and neglected 1950’s style fibrous cement sheet gable roofed three bedroom cottage set 2.0 to 3.0 metres below road level on an irregular shaped allotment with easterly aspect and with no covered car accommodation provided, sold on 28 February 2004 for $1,350,000. The existing cottage presents in very poor condition and is suitable for total re-development. The property obtains very good beach and ocean views to the south-east and east.


33 Pacific Street, Wamberal

A well presented part two storey PVC clad cottage located to a 968m² elevated absolute Wamberal beach frontage allotment sold for $3,500,000 on 23 February 2004.



73 Grandview Crescent, Killcare

A part two storey fibrous cement sheet weatherboard skillion roofed 1950’s style holiday cottage on elevated gently sloping allotment with 180 degree beach and ocean views sold in February 2004 for $1,850,000. An older style cottage presenting in average condition, the sale price is considered to represent a very strong sale and represents a new benchmark level for properties in this particular locality.


70 Grandview Crescent, Killcare

A small, part two storey, 1960/1970’s, hardiplank clad, two bedroom holiday style cottage sold at auction on 21st February 2004 for $1,096,000. This cottage obtains excellent panoramic Putty Beach/Killcare Beach views to the north-east towards Bouddi National Park and sold previously for $320,000 in June 1997. The property sold at auction and has been purchased for holiday weekender accommodation.

Killcare is now recognised as a popular holiday destination particularly for wealthy Sydney people being only an hour, to one and a half hours commuting drive from Sydney.

Grandview Crescent is a sought after street within the Killcare locality with a predominantly north-easterly to east aspect and being an attractive densely treed setting obtaining excellent beach and ocean views to the east and north-east.


124 Diamond Head Drive, Budgewoi

A large above average quality two storey architect designed dwelling with high quality presentation and fit-out sold for $920,000 on 1 September 2003. Property is a south facing reserve waterfront allotment with very attractive views obtained toward Toukley.
