North
Avoca
North Avoca is a small
scenic residential village located approximately 2.0 kilometres
south from the Terrigal town centre with an essentially east facing
highly popular surfing beach with modern surf lifesaving club. The
North Avoca residential precinct straddles the Bulbararing Lagoon
and is characterised by highly sought after level residential land
being within short walking distance to the popular North Avoca Beach
to steep densely treed pole home sites in elevated areas around
the reserve frontage to the Bulbararing Lagoon.
The area was first settled
in the 1800’s and was logged for its high quality timber.
Tramway Road which links North Avoca with Terrigal inherited its
name from the tramline which was built by the original loggers to
haul logs towards Terrigal for milling purposes.
The first sub-divisions
of the area commenced in the 1930’s and 1940’s and in
1953 the first North Avoca Surf Club was built. The current modern
surf club was completed in December 1999 and is a focal point for
the local community.
North Avoca is renowned
for it’s well maintained natural environment, high quality
surfing beach and pristine lagoon. Property prices in the area range
from around $400,000 for older style cottages on generally steep
sloping allotments to around $4,000,000 for high quality oceanfront
properties.
Pearl
Beach / Patonga
Pearl
Beach is well known for once having Mike Willlessee and John Singleton
as beach front owning residents within its small village. Pearl
Beach is located slightly off the main tourist track between Woy
Woy and Patonga being approximately 95 kilometres north of Sydney
(i.e. approximately 1.5 hours drive).
Pearl
Beach is a most attractive north facing sandy arced beach surrounded
by densely treed National Park land. The locality is characterised
by an attractive arced sandy beach on one side and a densely treed
National Park escarpment to the south and headlands to both the
east and west. Pearl Beach is a small village with approximately
600 or so houses (a substantial number of weekenders) and includes
two small café/eateries, a handful of shops and no pub.
Located
just to the south of Pearl Beach and accessed through the National
Park is the south facing fishing village of Patonga.
As
property prices have increased significantly in Pearl Beach over
the past few years purchases have often spilled over into the nearby
village of Patonga. Patonga is characterised by simple fisherman's
cottages and the attractive Patonga Creek with a number of holiday
cottages looking directly over the creek.
An
older style general store is the only commercial property within
the village. Property prices in Pearl Beach range from around an
absolute minimum of $600,000 to $700,000 to in excess of $3,000,000
for north facing absolute beach front properties.
House
prices in Patonga range from around $450,000 for older style cottages
in back streets to over $1,000,000 for beach and creek front properties.
Holiday rentals in Pearl Beach range from around $800 to $6,500
per week with holiday rentals in Patonga ranging from $700 to $3,600
per week.
Killcare
/ Hardys Bay
The
Killcare / Hardys Bay region is now a "sought-after" and trendy
coastal village located to the eastern foreshore of the Brisbane
Water and at the southern end of the Central Coast on an attractive
peninsular dominated by the Bouddi National Park. Killcare / Hardys
Bay is located approximately 80 kilometres north of Sydney or an
hour to hour and half drive.
Hardys
Bay is an attractive north facing bay towards the southern end of
the Brisbane Water and includes the Killcare Marina and is well
known for its trendy local bottle shop and Friday afternoon get
togethers on the reserve adjacent to the Marina and directly opposite
the bottle shop.
Hardys
Bay is shrouded by steep bushland ridges to the south and the small
village has a "rustic" older style ambience. The hilly isthmus of
the Bouddi National Park separates the inland bay areas from the
long south-east facing sweep of Putty Beach at Killcare. The attractive
beach is surrounded by the Bouddi National Park which also encompasses
the popular Maitland Bay which is accessed only by the Maitland
Bay walking track through the National Park.
Housing
styles within the Killcare / Hardys Bay locality are characterised
by older style timber framed, fibro holiday style cottages, however
a number of large above average quality architect styled contemporary
dwellings are now being constructed on a variety of sites throughout
the region which has enhanced the localities overall appeal.
The
area is well known for the Lizotte's Bistro at the Hardys Bay RSL
which features fine dining and major Australian musical acts. Property
prices range from an absolute minium of $500,000 for basic older
style cottages without views to over $2,000,000 for beach front
properties. Holiday rentals within the area range from approximately
$800 to $8,000 per week.
Avoca
Beach
Avoca Beach is well known
for its picturesque north-east facing beach, excellent quality surf
and small town centre which retains a village atmosphere with fine
restaurants all located within a short walk to the local rock pool,
beach and lagoon.
Located approximately
8.0 kilometres south from the Terrigal town centre and 6.0 kilometres
east from the Kincumber town centre, Avoca Beach straddles the Avoca
Lagoon and is positioned just north of Copacabana and to the south
of the North Avoca Village.
Avoca Beach has a popular
bowling club, large modern hotel and the very well known landmark
“Avoca Beach Theatre” which first opened its doors in
1951.
Property prices range
from around $350,000 to $400,000 for an old run-down holiday style
cottage to over $3,000,000 for prime oceanfront properties.
